Yep thats right!

I just got pre approved to buy a house!

Here is the one Im shooting for!

Nice house. Seems to be a nice price too. We went looking around during the annual "Parade of Homes" here in the Baton Rouge/Prairieville/Denham Springs area, and I was shocked to see that most of the homes even in the "nowhere" sections of Prairieville were going for no less than $290,000. Has Katrina pushed prices up that bad? I guess it will be a while longer before we look for another house. Although, I am fine with the one we live in. You know women, they have to keep up with the Jones' or try to surpass them. :)

That house here in Helena would go for $240,000+ easy.

A house 1 block from mine is:

2300 sq. feet.
3 bed
1.5 bath
Shared driveway
Small lot
$193,000

My house next spring will be:
2300 sq. feet
3 bed
2 bath
1 car garage
nice lot
I have put in $4,000 in materials.
I financed $100,000. That should give me some equity.

We had to swap agents, get refinanced....all that jazz.

Trick was the new program we have is kinda steep but I think we can pull it off...
7% @ 100% financing, conventional....We will wait it out a year or so and refinance but at least we can get in the door..

Good luck man! Dawg, in Maryland, $200k won't even get you a small townhouse...you're looking at $400-$500k from anything worth keeping. I can only imagine Chi is like that but maybe not near as bad by the looks. NICE looking place, I mean.

You're going to finance 100%? Did you think about the 80/20 deal they have to avoid PMI? I don't know much about buying a house since I haven't done that yet. We're looking right now too (my wife works for realestate agent now so I get to look at them really quick). But that was the deal they offered us so that the payments were less b/c of no PMI.

Just go somewhere and make a stamp of your signature, its faster...

I know when i bought my house in the BR area, i got mine at a good deal, right around $110 a sqaure foot. What really surprised me in the south louisiana was the prices over in lafeyette, they jumped up to around the 130-140 a sqaure foot. Its almost cheaper to buy in out laying areas of baton rouge, because the school system is retarded, the prices outside of east baton rouge parish are more than inside of it.

Congrats again, what you should do is simultaneously get another loan to cover the 20%. You should be able to get the loans at a lower rate.

It should be mandatory to own at least a few shares of stock in Lowe’s (LOW) Home Depot (HD), Walmart (WMT), particularly if you own a home. So when you’re standing in line waiting to drop another 500.00 on some fencing material, building a sandbox/swing-set/clubhouse, a new chainsaw, weed-eater, paint, gutter-cover/downspout extenders, not to mention the money spent on killing the bugs that eat the expensive plants you buy there. At least then you can stand there and realize part of the small fortune spent will come back to you in some way.
